I'm a licensed Georgia REALTOR® serving the metro Atlanta area, and an investor who owns and operates rental property across it. I got into real estate as an investor first, then earned my license — so I've sat on both sides of the table, and I price and negotiate like someone whose own money has been on the line.
Much of my work has been valuation. I've completed 1,000 paid broker price opinions for financial institutions, which is a long apprenticeship in reading comparable sales, judging condition, and understanding how a property will actually be received by the market. That work is what lets me tell a seller, with a straight face, what a listing is likely to bring and what a cash buyer is likely to pay.
I've also worked the hard cases: families selling during and after bankruptcy — including sales where they walked away with proceeds — homeowners in pre-foreclosure, estates, and listings that expired with another agent. Those transactions taught me that the process, the timing, and the people involved matter as much as the price. I'm not an attorney and I don't give legal advice, but I know when one needs to be in the room, and I'll help you get there.
I'm a veteran and still serve as an officer in the Army National Guard. If that shows up anywhere in how I work, it's in the follow-through: I say what I'll do, and then I do it.
I'm bilingual in English and Spanish, based in Marietta, and I work with sellers throughout the metro Atlanta area — the city and the surrounding counties.
